• Purchase of Property: help buyers review agreements of purchase and sale, conduct a title search, and advise on legal rights and obligations related to the transaction.

• Title Search & Property Due Diligence: verify the property's title to ensure there are no encumbrances, liens, or legal issues before closing.

• Closing Process: coordinate legal closing process. We prepare and register documents, transfer the funds, and ensure property taxes or municipal obligations are settled.

2. Mortgage Refinancing

• Refinance Agreements: review the refinancing agreement to ensure the terms are favourable and align with our client’s goals.

• Legal Advice on Mortgage Terms: advise on interest rates, penalties, and other terms to make sure the borrower fully understands the terms and obligations.

• Title and Property Review: ensure the lender’s security interest is properly registered on the title.

• Closing and Disbursement: oversee the disbursement of funds and coordinate with the lender to ensure all necessary documents are filed correctly.

• Lease Agreement Drafting and Review: we represent landlords or tenants in negotiating, drafting, and reviewing lease agreements, including commercial leases for retail spaces, offices, and industrial properties.

• Lease Disputes: resolve disputes related to lease terms, rent increases, maintenance responsibilities, and early termination clauses.

• Acquisition of Commercial Property: advise businesses or investors on purchasing commercial properties. We review and negotiate agreements and manage regulatory compliance.

• Sale of Commercial Property: process commercial real estate sales and prepare and review sales agreements prior to closing.

• Financing and Securing Funds: structure commercial financing options and ensure proper mortgage documentation is prepared and executed.

• Zoning and Land Use: advise on municipal bylaws .
